What exactly do I get for £50?
A report for your address and your project: every designation on your property (linked to its official record), the national — and in London, strategic — policies that apply to your project quoted verbatim, the likely blockers, and the things to plan for. The £99 Pro report adds real decided applications near you with outcomes and an evidence-based reading.
How fast is it really?
Minutes. Designations and nearby decisions are read live; policy is already held verbatim in our corpus. The first report in a council we haven’t served before can take a few minutes longer while we ingest that council’s Local Plan — you watch the real steps happen.
Can I see one before I buy?
Yes — five complete examples for the five most common project types, generated from live data for real London postcodes. What you buy looks exactly like them, for your address.
Is this AI-generated?
The explanations between the evidence are AI-assisted; the evidence is not. No policy quote is ever written by AI — every quote is copied from the stored official document and machine-verified against it before the report can render. The verification step is deterministic code, not AI, by design.
The data
Where does the data come from?
Official sources only: planning.data.gov.uk for designations, gov.uk for the NPPF and permitted development guidance, london.gov.uk for the London Plan, councils’ adopted Local Plans for local policy, and council planning registers for decisions. Everything is published under the Open Government Licence, and every fact in a report links to its source.
How current is it?
Designations and nearby decisions are read live at generation time. Policy documents are held verbatim and version-fingerprinted — when a publisher updates a document, the change is detected and the corpus re-ingested.
What if data is missing for my area?
We tell you. Councils publish to the national index at different rates, and some Local Plans cannot yet be machine-read. Your report states exactly what was checked and what was and wasn’t found — we never fill a gap with a guess, because a confident wrong answer is worse than an honest gap.
Do you cover my council?
The free check and national/strategic policy work for every postcode in England — all 296 local planning authorities. Local Plan coverage builds council by council; your report says plainly whether your council’s plan is included.
Practicalities
Is this legal advice?
No. It is a professional screening report: what applies, what the evidence shows, what to consider. It does not replace pre-application advice from your council or professional representation for complex cases — it tells you where you stand before you spend money on either.
What if my report fails to generate?
You don’t pay for a report we can’t deliver. If generation fails after payment, we make it right — a completed report or your money back.
What do you do with my email?
We use it to send your report link and receipt. We only send anything else if you explicitly opt in, and we never share it. See the privacy policy for the full picture.
Can I use a report in my planning application?
It’s yours — many buyers hand it to their architect as the constraints brief. The report tells you what applies and what the evidence shows; your application documents still need to be prepared in the normal way.
